Terms of use

These terms govern your use of indiapropertyregister.com, the India Property Register API and its MCP server. By using them you agree to these terms. If you do not agree, please do not use India Property Register.

Who runs India Property Register

India Property Register is a property of, and is operated by, Billion Insights Ventures Pvt. Ltd. ("we", "us"). Contact: [email protected]; full details on Contact us.

What India Property Register is

India Property Register compiles land and property information that Indian governments publish (records of rights, cadastral maps, registrations, encumbrances, RERA projects, circle rates, municipal records and public notices) and shows it with its source and the date we read it, as web pages, an API and an MCP server.

India Property Register is an independent service. It is not a government website and is not affiliated with, endorsed by or acting for any revenue, registration, survey or municipal department, any court or any other government body. It is not an official source of any record.

Sources, accuracy and reliance

• Information is provided as found, on a best-effort basis. Records change at their sources on different schedules and can contain errors, omissions or out-of-date entries. We cannot and do not guarantee that any information is accurate, complete or current.
• Not proof of title. Revenue records record possession and revenue liability; they do not decide ownership. Not a certified copy. Certified and digitally signed copies are issued only by the state office that keeps the record.
• Links between records (for example a court case to a holder's name) are made by matching names and identifiers. A name match is not confirmed identity.
• India Property Register is information, not advice. It is not legal, financial, valuation or investment advice. Before a purchase, loan or lease, get certified copies from the issuing office and have an advocate examine the title.

Using the site

• Personal and internal business use is free: looking up a village or a plot, and keeping a page for your own records.
• You may quote individual facts from a page with attribution ("India Property Register, indiapropertyregister.com") and a link to the page. AI assistants and search engines may fetch and cite individual pages to answer a user's question, with a link.
• You must use India Property Register lawfully. Do not use it to harass, stalk, discriminate against or defraud anyone, to build profiles of private individuals, or to try to break or overload the service.

Data licence

The underlying public records stay public; this licence covers our compilation, linking, cleaning and presentation of them.

• Website pages (free). You may read pages, use them for your own personal or internal business purposes, quote individual facts and link to pages.
• API and MCP (with an account). You may use the data you receive for your own business, commercial use included, and show individual records to your own users and customers inside your product or service.

Not allowed without a separate written licence from us: reselling, sublicensing or redistributing the data as data, or publishing it in whole or in substantial part; building a competing database; scraping or bulk extraction of the website beyond the API within its limits; training, fine-tuning or evaluating AI models on it. API, accounts and payments

• The API and MCP server need a basic sign-up (your name and an email you confirm with a code) and an API key or a sign-in from an app you connect. Accounts are approved at once. Give accurate details and keep them current. An AI agent or app you authorise acts for you, and its use is your use.
• Keep your key and account secret; you are responsible for all use made with them, and must tell us at once if they may have been misused.
• Prepaid wallet. New accounts get ₹50 of free credit, once. Each successful call (HTTP 200) costs ₹0.16 from the wallet; errors and refused calls are free. You top up with ₹500, ₹5,000 or ₹50,000 of credit; GST at 18% is added to the amount you pay (₹590, ₹5,900 or ₹59,000). Calls are refused (HTTP 402) when the wallet cannot pay. Calls made at the same moment can take the balance a few paise below zero, which the next top-up settles. Credit is not transferable, has no cash value and is refunded only under the refund policy.
• Every call is logged against your account, and the log on your dashboard is the record of what was billed.
• Prices are in Indian rupees. GST invoices are issued by Billion Insights Ventures Pvt. Ltd.: for one, email [email protected] or call +91 87004 99972. Any other plan is as set out in your order or written agreement.
• Online payments are processed by Razorpay, a payment gateway regulated by the Reserve Bank of India, under its own terms. Cancellation and refunds follow our refund and cancellation policy; delivery of credit follows our delivery policy.
• We may change prices with notice on this site; a change applies to calls made after it, and never takes away credit already in your wallet.

Our content and rights

The compilation, structure, design, software, text and branding of India Property Register belong to Billion Insights Ventures Pvt. Ltd. or its licensors. Underlying public records remain public; our rights cover how we have collected, cleaned, linked and presented them. Except as these terms allow, no rights are granted to you.

No warranty and limits of liability

India Property Register is provided "as is" and "as available", without warranties of any kind, express or implied, including accuracy, completeness, timeliness, fitness for a particular purpose and uninterrupted availability.

To the fullest extent the law allows, Billion Insights Ventures Pvt. Ltd., its directors, employees and partners are not liable for any loss or damage arising from the use of, or reliance on, information on India Property Register, from errors or omissions in it, or from the service being unavailable. This includes any direct, indirect, incidental, consequential or special loss, loss of profit, business, data or goodwill, and any decision about land or property taken on the basis of India Property Register. Where liability cannot be excluded, our total liability for any claim is limited to the fees you paid us for the service in the three months before the claim (or Rs 1,000 if you have not paid us).

Indemnity

You agree to indemnify Billion Insights Ventures Pvt. Ltd. against claims, losses and costs arising from your breach of these terms or your misuse of India Property Register or of data obtained from it.

Corrections and removal

Ask for a correction, or for your name to be masked, through the correction or removal form. We acknowledge within 2 working days and act within 7 days. See the privacy policy for how we handle personal data.

Suspension and termination

We may suspend or end access to India Property Register or the API, in whole or in part, for breach of these terms, misuse, legal reasons or to protect the service. You may stop using India Property Register at any time.

Governing law and disputes

These terms are governed by the laws of India. Courts in India having jurisdiction over the registered office of Billion Insights Ventures Pvt. Ltd. have exclusive jurisdiction over any dispute, subject to any arbitration clause in a written agreement between you and us.

Changes to these terms

We may update these terms. The effective date above shows the latest version. Continuing to use India Property Register after a change means you accept the updated terms.
