About the register
India Property Register brings together the land and property information that Indian governments publish in many separate places, so that anyone can see, in one page, what the public record says about a village or a plot.
What is here
- Places: every state, district, tehsil and village in the Local Government Directory (LGD), with its codes, boundary and pincode.
- Plots: each plot's identifiers, area, land class and the holders named in the state record of rights, as each state's records are loaded.
- Around the plot: maps, registrations, encumbrances, charges, court cases, RERA projects, circle rates, municipal records and public notices, where the government publishes them.
Where the information comes from
Only from public government sources: state land record portals, cadastral map portals, registration departments, RERA authorities, municipal bodies, the Local Government Directory, the Survey of India and notices that banks, courts and tribunals are required to publish. Every fact on a page names its source and the date we read it. The full list is at Sources, and what is loaded today is at Coverage.
What it is not
- Not proof of title. Revenue records (khatauni, 7/12, RTC, patta, jamabandi and the rest) record possession and revenue liability. The Supreme Court has repeatedly held that they do not decide ownership.
- Not a certified copy. Certified and digitally signed copies are issued only by the state office that keeps the record.
- Not a government website. We are independent and not affiliated with any revenue, registration or municipal department.
- Not always current. A record can change after we read it. The date on each page tells you when we did.
For a purchase, loan or lease, get certified copies from the issuing office and have an advocate examine the title for at least 30 years.
Personal information
Holders of land appear under the names the state record gives, because those records are published by the state. We never collect or show Aadhaar numbers, phone numbers or e-mail addresses from these records. Anyone named can ask for a correction or for their name to be masked: see Correction or removal and our Privacy policy.
