Privacy policy

India Property Register (indiapropertyregister.com, its API and its MCP server) is owned and operated by Billion Insights Ventures Pvt. Ltd., registered office in Noida, Uttar Pradesh. This policy explains what personal data we handle, why, and the choices you have. It follows the Digital Personal Data Protection Act, 2023 and the Information Technology Act, 2000 and its rules.

Billion Insights Ventures Pvt. Ltd. ("we", "us") is the data fiduciary for the personal data described here. Write to us at [email protected].

What this policy covers

This policy covers indiapropertyregister.com, the India Property Register API and MCP server, and the emails we send.

Names in property records

State governments publish land and property records that name the holders of land, sometimes with a relative's name and a share. We reproduce those names as the source shows them, with the source and the date we read it, so that the public record can be checked in one place. We do not combine them with information from other sources to profile a person. Possible court-case matches on a name are labelled as name matches, not as confirmed identity.

Contact details and identity numbers

Where a government record includes an e-mail address, a phone number or a PAN, we show it only masked (for example r*****@gmail.com, 98XXXXXX21). An Aadhaar number is never stored in full: we keep and show only its last four digits (XXXX XXXX 1234), as the Aadhaar Act requires. We do not hold bank details or photographs from property records.

Information we collect from you

• Visiting the site: standard server and security logs (IP address, browser, pages requested, time). We do not ask you to sign in to read the site.
• Your account for the API and MCP: your name and email (confirmed with a one-time code), and if you give them, organisation, phone, GSTIN and what you use the data for. If an AI agent signs you up, the details it sends for you.
• API keys, connected apps and use: keys and app tokens (stored only as one-way hashes), the apps you connect, and a log of every call: time, the request, its result, what it cost, and the IP address.
• Correction or removal requests: your name, email, the record and your message.
• Payments: the payment details listed under Payments.

How we use it

• To run, secure and improve the site and the API, and to prevent abuse.
• To answer your request, issue and manage your API key, and provide the credit you buy.
• To send the emails you asked for (sign-in codes, receipts, replies) and service notices. We do not send marketing email without your consent.
• To keep records the law requires, including tax and accounting records for payments.

We do not sell personal data, and we do not use it for advertising.

Who we share it with

We share personal data only with service providers that help us run India Property Register, under contracts that limit their use of it:

• Microsoft Azure (hosting, database, email delivery), with data stored in India (Central India region).
• Cloudflare (content delivery, security and email routing).
• Razorpay Software Private Limited (payments, see Payments).

We may disclose data when the law requires it, or to protect our rights, our users or the public.

Payments

Wallet top-ups are paid through Razorpay, a payment aggregator regulated by the Reserve Bank of India. Card, UPI and bank details are entered on the gateway's secure pages and are handled by the gateway under its own policies; we do not see or store your full card or bank details. We keep the payment reference, amount, method, billing name, email, GSTIN if you give one, and invoice records, as tax law requires.

Cookies and tracking

Reading India Property Register sets no tracking or advertising cookies, and we run no third-party analytics or advertising scripts. Signing in to your account sets one strictly necessary session cookie; the payment page loads Razorpay's checkout, which sets its own cookies under its policy. Our content delivery provider may use technical cookies or signals to protect the site from attacks.

How long we keep it

• Server and security logs: up to 90 days.
• Accounts, keys and the call log: for as long as your account is active and up to 3 years after, for support, billing disputes and our records.
• Correction and removal requests: up to 3 years, as a record of what we did.
• Source copies of public records: kept as evidence of what a record said on a date.
• Payment and invoice records: for the period tax and accounting law requires (currently at least 8 years).

Security

Data is held in India on access-controlled cloud infrastructure. We use encryption in transit (HTTPS) and at rest, private networks between our services, access controls, and hashed API keys. No system is perfectly secure; if a breach affects your personal data, we will tell you and the authorities as the law requires.

Your rights

You can ask us to tell you what personal data we hold about you, to correct or update it, or to erase it, and you can withdraw a consent you gave. If a property page names you, you can ask for a correction or for your name to be masked through the correction or removal form: a masked name is replaced by initials on the page and removed from search. We acknowledge within 2 working days and act within 7 days, or explain why we cannot. You may also nominate someone to exercise these rights for you, and you may complain to the Data Protection Board of India.

Children

India Property Register's accounts and API are meant for adults, businesses and professionals. We do not knowingly collect personal data from children through them.

Changes to this policy

We may update this policy. The effective date above shows the latest version; for material changes we will give notice on this page.
