Questions

What is a bank auction property?

A property a bank has taken possession of after a borrower defaulted, sold by public auction to recover the loan, usually under the SARFAESI Act. The bank publishes a sale notice with the reserve price, earnest money deposit (EMD) and auction date.

Is a bank auction property safe to buy?

The bank sells it "as is where is", so the buyer carries the risk of dues, encumbrances and litigation. Read the sale notice, inspect the property, check the title and the land record, and search court cases before bidding.
